I turn down work in the South Hills every month. Knowing which side of a street floods is not something you can pick up on the drive over.

How this started

The short version

I sold my first house on Maryland Avenue in 2011, badly, for a firm that had thirty of us and a script. I spent four years learning what the script was for, which was mostly protecting the firm, and then I left.

This is what I do instead. One person, nine neighbourhoods, and the numbers published so nobody has to ring to find out whether they can afford to ring. If that means I do fewer houses a year than I could, it also means I have been inside almost every street I sell on.

I live on one of them. My own house is in the index further up, in the middle band, and it needs a roof.

How I work

  • I answer my own phone

    There is no office and no assistant. Before six you get me the same day; after six, the next morning.

  • The price comes with proof

    Every number I give you arrives with the three sales it came from and what is wrong with each comparison.

  • You hear the bad ones too

    After every showing, the same evening, whether or not there is anything good to report.
